What is a Landlord Gas Safety Certificate (CP12)?
The CP12, or Landlord Gas Safety Record, is a legal document required by the Gas Safety (Installation and Use) Regulations 1998. It confirms that all gas appliances and flues provided for tenants are safe to use.
Your Legal Obligations
- Ensure all gas pipework, appliances, and flues are maintained in a safe condition.
- Have an annual safety check carried out on every gas appliance and flue by a Gas Safe registered engineer.
- Provide a copy of the CP12 certificate to the current tenant within 28 days of the check, or to new tenants upon moving in.
- Keep records of each safety check for two years.
